father in-law landlord (Real Estate & Property Law)

What is the name of your state?What is the name of your state? California
Father in-law owns home my husband and I rent (13 years). Was specified that we could buy home when financially able. That time has come and gone. Father in-law now states that he will not sell home to us but will leave it to my husband when he passes away.
I realize that this leaves me out as far as having rights to this home, my question is what are my rights as far as a tenant and improvements made to this home. Would I be able to be compensated by my repairs and improvements. We have done alot.

    I'm no lawyer , but you indicate Father in Law , so , put it this way .
    If your husband inherits the property , IF you two should get Divorced , that property should be included , otherwise any improvements put into the home hopefully added to its value .
    Anything permanent added to the property CAN NOT be taken out .
