Yearly Lease Still Good? and LL switched Heat , Pennsylvania (Real Estate & Property Law)

Ok I been living in a muti-dwelling for about 5 years, and My old LL sold the property about 18 months ago. My first question is, is my lease still good and does it automatically renew if no new lease has been signed since. Which it hasn't. Here is the paragraph word for word considering the renewal. It was first signed into effect April 1st 2006. this is when my old Landlord still owned the property.

"A Lawful continuance of the tenancy beyond said term shall be deemed a renewal thereof for the further term of 1 year to end at the expiration thereof without further notice.
And every further lawful continuance shall be deemed a further renewal for a like term to end in like manner. and every renewal or holding over shall be subject to the provisions of this indenture."

Like a stated earlier, when the new owner bought the property 18 months ago, we were never asked to, or ever signed a new lease. any advice on this would b greatly appreciated.

Now to the reason why I am asking this. this lease includes heating for the property to be supplied by the landlord. but about a month ago, the new owner, without asking us or signing a new agreement, had the heating switch over to tap into my electric, hence we are now stuck with a $600 electric bill for heat which is suppose to be provided. Is my new landlord responible for the difference from normal electrical use to pay this? We are still paying the same amount of rent PLUS an additional electric bill to supply our own heat now which is supposed to be provided with our rent. Any help would be appreciated as to what steps I can take to resolve this issue! Thank you!

  • The lease is normally good until the term is up. The new landlord is not normally bound to go beyond the original term, especially if he plans to live there himself.
